The Homes
Ladera is one of KB Home’s open Menifee communities, in what KB Home describes as a hillside setting. You can build a personalized home, choosing the floor plan, exterior style and design options, with delivery in about four to six months. Or you can buy a move-in-ready home. KB Home’s page didn’t publish a plan-by-plan summary of sizes, so ask for the plan sheet with square footage, bedrooms, baths and garage.
Pricing
KB Home’s published starting price is $534,990. Solar is required on new California homes and isn’t in that price. KB Home says the panels can be leased for a monthly payment or purchased for an additional cost. Homesite premiums may apply on top of that.
Where It Is
KB Home’s directions: take I-215 to McCall Boulevard and head west, turn left on Valley Boulevard, right on Bonanza Trail Drive, then right on Delphinus Drive. KB Home cites freeway access to I-215, I-15 and Highway 74. It names Menifee Countryside Marketplace, Menifee Town Center and Mt. San Jacinto College as nearby.
Ladera’s sales office also handles sales for KB Home’s nearby Oak Shade at Shadow Mountain, which is in its final homes. You can ask about both in one visit.
What to Confirm Before You Sign
- Solar: lease or purchase, and the cost.
- HOA: whether there is one, and the dues.
- Special taxes: whether the lot is in a Community Facilities District (Mello-Roos), and the annual amount.
- Schools: KB Home places Ladera in the Menifee Union School District. Confirm the assigned schools for your address with the district.
Having Your Own Agent
The Ladera sales team represents KB Home. KB Home’s published broker policy asks that your agent come with you on your first visit, with your written buyer-broker agreement already signed. If you want your own representation, call me first.
