The Nautical Cove Master Plan
Amelia is one of two KB Home neighborhoods in Nautical Cove. The other is Gatsby. KB Home opened both in October 2025. The master plan sits on Holland Drive between Southshore Drive and Briggs Road in Menifee.
Nautical Cove’s amenities are planned. KB Home describes a future non-recreational lake of about 10 acres. It also lists parks, a tot lot, a community center, walking paths and a pool and spa. Ask the sales office where each one stands.
The Homes and Pricing
Amelia has one- and two-story detached plans with up to four bedrooms and three baths. KB Home offers two routes. A personalized home, where you choose the plan, exterior and finishes, is delivered in about four to six months. A move-in-ready home is already built with designer-selected upgrades.
The published starting price is $558,990. Solar isn’t included: KB Home says the panels California requires can be leased for a monthly payment or purchased for an additional cost. A homesite premium may also apply. Get both numbers for the specific lot.
Getting Around
KB Home cites access to Highway 74, I-15 and I-215. From I-215, its directions use the Scott Road or Newport Road exit, then Menifee Road, Holland Road and Pine View Trailhead. KB Home names Menifee Countryside Marketplace and Diamond Valley Lake nearby.
What to Confirm Before You Sign
- Solar: lease or purchase, and the cost.
- HOA dues for the master plan, including how they may change as the planned amenities open.
- Special taxes: the Community Facilities District (Mello-Roos) disclosure and annual amount for your lot.
- Schools: confirm the assigned schools for the address with the school district.
