What Itzel Helps With

Homes for Sale Across the Inland Empire

The search pulls active listings straight from CRMLS across every city Itzel covers and refreshes as listings change — no account needed. For a specific address, Itzel can pull the comparable sales, the preliminary title report and the disclosures a listing page doesn’t show.

Common Questions

Which areas does Itzel’s team cover?

Cities across Riverside and San Bernardino Counties — among them Riverside, Corona, Moreno Valley, Menifee, Perris, San Jacinto, Temecula, Rancho Cucamonga, Fontana, Ontario, Chino, Yucaipa and Beaumont — each with its own guide on this site, plus the named neighborhoods inside them.

Does Itzel work in Spanish?

Yes. Every conversation and step of guidance is available in English or Spanish. Contracts and disclosures use the standard California Association of Realtors (C.A.R.) forms in English, with interpretation provided as needed.

How is working with a small team different from working with a large team?

You work directly with Itzel and her team from the first question through closing coordination, with a small local team keeping paperwork and deadlines on track — the same people the whole way, not a series of handoffs.

What does it cost a buyer to work with Itzel?

There is no standard commission rate — what a buyer’s broker is paid is negotiable and is put in writing between you and the brokerage. Before touring homes with Itzel you sign a buyer representation agreement that sets out how her brokerage is compensated for your purchase. When you submit an offer on a home, you can ask the seller to pay some or all of your broker’s compensation as a seller concession, and the seller can accept, counter or decline. Itzel goes through the actual numbers with you before you are committed to anything.
