Before your first model-home visit: the builder’s model-home staff represent the builder’s interests, not yours. Registering with your own agent before your first visit, reviewing the builder’s contract, and getting an independent inspection are the three things that protect you in a new-construction purchase.

How New Construction Works in the Inland Empire

New construction is a meaningful share of the Inland Empire market, concentrated in the master-planned areas of Menifee, Moreno Valley, Fontana, Rancho Cucamonga, Ontario, and Temecula. Buying from a builder is a different process from buying a resale home: pricing moves in phases as a community sells out, lots carry premiums for size or position, the design center prices upgrades separately, and California requires solar on most new homes — sometimes quoted outside the advertised base price. Many of these communities also carry a community facilities district (CFD / Mello-Roos) assessment on top of property tax, which varies by community and should be confirmed per parcel.

Does it cost more to use my own agent when buying new construction?
No – in the typical structure, the builder pays the buyer’s agent commission either way, though buyers should confirm this in writing for the specific community and ask their agent to explain how registration works before the first visit.

Can I negotiate the price on a new-construction home?
Sometimes – it depends on the builder, the specific home, and current inventory. Ask your agent to compare the incentive package against a straight price negotiation rather than assuming one is always better.

What does “Final Opportunity” mean?
The builder is selling its last home(s) in that specific community – it does not mean a discount is being offered, only that inventory is limited.

Are these prices final?
