Chino Hills Real Estate | Itzel Gonzalez

Chino Hills Real Estate

Chino Hills is a hillier, newer, and generally higher-priced San Bernardino County city than neighboring Chino, incorporated in 1991, with master-planned tracts climbing the ridgelines and State Route 142 (Carbon Canyon Road) connecting it to north Orange County. As of July 2026 the citywide median sale price was $1,010,000. It is a market Itzel Gonzalez works directly; this page reflects what she actually sees in the MLS, not a syndicated regional feed. Chino and Chino Hills are separate cities — see the Chino page for that market.

Schools & Commute

Chino Hills is served by Chino Valley Unified School District, shared with Chino. State Route 71 runs north-south through the city and State Route 142 (Carbon Canyon Road) crosses the hills into Brea and north Orange County; the 60, 91, and 57 are all a short drive out, making Chino Hills one of the more Orange-County-and-LA-commutable cities in this group. There is no Metrolink station in Chino Hills. Confirm the assigned schools per address, since attendance areas follow the hillside tract boundaries.

Chino Hills was built out largely from the 1980s through the 2000s as a series of master-planned, HOA-governed communities on rolling terrain, which is why its price tier sits well above Chino’s: larger homes, view lots, and gated enclaves are common. Newer tracts may also carry a Community Facilities District special tax. The Shoppes at Chino Hills, an open-air retail and dining center, anchors the city’s commercial core.

Neighborhoods Within Chino Hills

Chino Hills is searched by master-planned community and by area:

Vellano — a guard-gated community built around a private golf course on the city’s north side, with large custom and semi-custom homes well above the citywide median and higher HOA dues.

The Oaks, Rincon, Payne Ranch, Butterfield Ranch — established master-planned areas of the 1980s to 2000s spread across the hills, each HOA-governed, ranging from move-up family homes to larger view properties.

Los Serranos — the older southwestern part of the city near the historic Los Serranos golf course, with some of the earliest and more moderately priced housing stock.

Sleepy Hollow — a small canyon community off Carbon Canyon Road with a distinct rural character.

Verify a property’s tract, every CFD/special-tax line on the tax bill, HOA dues (which vary widely between standard and guard-gated communities here), and school assignment individually, and ask Itzel for a current MLS comparison for the streets you’re considering. Chino Hills is essentially built out, with only occasional small infill or custom-lot product.

Market data changes frequently and may reflect active listings, closed sales, or automated valuation estimates depending on the source. Buyers and sellers should verify current availability, boundaries, HOA rules, schools, taxes, commute times, and property-specific condition with an agent and the appropriate public agencies.

Use this guide as a starting point, then verify taxes, assessments, insurance, school assignments, zoning and association obligations for the exact address. Itzel can provide current MLS comparisons and help organize the property-specific records and questions needed before a decision.
