Chino Hills is served by Chino Valley Unified School District, shared with Chino. State Route 71 runs north-south through the city and State Route 142 (Carbon Canyon Road) crosses the hills into Brea and north Orange County; the 60, 91, and 57 are all a short drive out, making Chino Hills one of the more Orange-County-and-LA-commutable cities in this group. There is no Metrolink station in Chino Hills. Confirm the assigned schools per address, since attendance areas follow the hillside tract boundaries.
Chino Hills was built out largely from the 1980s through the 2000s as a series of master-planned, HOA-governed communities on rolling terrain, which is why its price tier sits well above Chino’s: larger homes, view lots, and gated enclaves are common. Newer tracts may also carry a Community Facilities District special tax. The Shoppes at Chino Hills, an open-air retail and dining center, anchors the city’s commercial core.

The Oaks, Rincon, Payne Ranch, Butterfield Ranch — established master-planned areas of the 1980s to 2000s spread across the hills, each HOA-governed, ranging from move-up family homes to larger view properties.
Los Serranos — the older southwestern part of the city near the historic Los Serranos golf course, with some of the earliest and more moderately priced housing stock.
Sleepy Hollow — a small canyon community off Carbon Canyon Road with a distinct rural character.
