To the east, a newer project — the Rancho Belago Estates Specific Plan (SP-224) — proposes annexing about 2,378 acres from the county and building up to roughly 3,150 homes over a buildout phased into the mid-2030s. As of its 2025 filings that project was still in environmental review, so no final homeowners association or Community Facilities District structure exists for it yet. Separately, the City’s public-safety CFD (No. 2023-01) has already been annexing individual parcels in the broader area. Because so much here is either newly built or still proposed, buyers should confirm the current status of any nearby project and the exact HOA and special-tax obligations on a specific parcel with the City of Moreno Valley rather than assuming from the “Rancho Belago” name.
