Banning Real Estate

Banning is a San Gorgonio Pass city in Riverside County on Interstate 10, the gateway toward the Coachella Valley and Palm Springs, with the lowest citywide median price in this group and a residential identity shaped heavily by Sun Lakes Country Club, a large age-qualified golf community. As of July 2026 the citywide median sale price was $389,900, up 7% year-over-year. It is a market Itzel Gonzalez works directly; this page reflects what she actually sees in the MLS, not a syndicated regional feed.

Schools & Commute

Banning is served by Banning Unified School District. Interstate 10 runs through the city; typical commutes run west toward Beaumont, Redlands, and the Riverside-San Bernardino area, and east toward the Coachella Valley. There is no Metrolink station in Banning; the closest rail is in Riverside and San Bernardino. The Morongo Casino Resort & Spa, operated by the Morongo Band of Mission Indians, sits about ten minutes east near Cabazon and is one of the larger regional employers, along with the Pass-area logistics corridor. Confirm the assigned schools per address.

Banning’s general-market housing stock is older and more varied than the newer Pass cities — mid-century and later homes in the established grid, some rural and large-lot parcels toward the city’s edges — which is part of why its median sits below the rest of this group. The largest new-home activity is at the Atwell master plan on the city’s south side.

Neighborhoods Within Banning

Banning is searched by area and by master plan:

Atwell — a Tri Pointe Homes master-planned community on the south side of the city, actively selling across several builder neighborhoods (see the new-construction section below). Homes here are newer, HOA-governed, and may carry a CFD / Mello-Roos assessment; confirm per parcel.

Central and downtown Banning — the historic grid around Ramsey Street, with older single-family homes on larger flat lots, generally the most affordable part of the city and typically without an HOA or CFD.

North Banning / the bench — homes on the rising ground toward the San Bernardino National Forest, ranging from modest older homes to larger parcels with views.

Rancho San Gorgonio — an 831-acre planned community area in south Banning that is approved as a Specific Plan but is still in the land-development and subdivision stage; it is not a selling new-home community today. Treat any “Rancho San Gorgonio” listing as an individual property, not a builder community.

Verify a property’s tract, every special-tax line on the tax bill, HOA status, well-vs-sewer on rural parcels, and school assignment individually, and ask Itzel for a current MLS comparison for the streets you’re considering.

Market data changes frequently and may reflect active listings, closed sales, or automated valuation estimates depending on the source. Buyers and sellers should verify current availability, boundaries, HOA rules, schools, taxes, commute times, and property-specific condition with an agent and the appropriate public agencies.

New Homes in Banning

Banning’s active general-market new construction is concentrated in the Atwell master plan (Tri Pointe Homes). As of early September 2026, several builder neighborhoods were selling — among them Southcreek (from the low $400,000s), Linwood (from about $509,000), and Landmark (from roughly $545,000) — with an overall across-the-masterplan range of about $434,000 to $611,000, per builder and aggregator listings.

New-home pricing and availability change frequently and are not guaranteed — confirm current pricing, phase status, HOA, and CFD details with the builder before writing an offer, and register with your own agent before your first model-home visit; the model-home staff represent the builder, not you. In the typical structure the builder pays the buyer’s agent commission either way — confirm this in writing for the specific community — so having Itzel represent you generally costs you nothing.

Use this guide as a starting point, then verify taxes, assessments, insurance, school assignments, zoning and association obligations for the exact address. Itzel can provide current MLS comparisons and help organize the property-specific records and questions needed before a decision.
