Chino Real Estate
Chino is a San Bernardino County city on the western edge of the county, historically a dairy and agricultural town, now home to one of the region’s largest active new-home master plans — The Preserve at Chino, built on former dairy land. As of July 2026 the citywide median sale price was $750,000, up 7% year-over-year. It is a market Itzel Gonzalez works directly; this page reflects what she actually sees in the MLS, not a syndicated regional feed. Chino and Chino Hills are separate cities — see the Chino Hills page for that market.

Schools & Commute
Chino is served by Chino Valley Unified School District, shared with Chino Hills. The city sits at the junction of the 60, the 71 (Chino Valley Freeway), and State Route 83 (Euclid Avenue), with the 91 and 15 a short drive south; typical commutes run toward Ontario, the Inland Empire logistics core, and Orange and Los Angeles counties. Chino Airport, a large general-aviation field that is also home to the Planes of Fame Air Museum, is on the city’s south side. There is no Metrolink station in Chino; the nearest are in Montclair and Ontario. Confirm the assigned schools per address, especially in newer tracts where boundaries have shifted as the city has grown.
Chino’s older core is a straightforward grid of ranch-era and mid-century homes on generous lots, a legacy of its agricultural past. The large change of the past decade is on the former dairy land in the city’s south and east, where The Preserve at Chino master plan has added thousands of newer homes with their own HOAs, amenities, and — in many tracts — Community Facilities District special taxes.
Neighborhoods Within Chino
Chino is commonly searched by era and by master plan:
The Preserve at Chino — the active master-planned community (developer: Lewis Planned Communities) on former dairy land in south Chino, with four resident clubhouses, two on-site K-8 schools, and a retail town center. Homes here are newer, HOA-governed, and often carry a CFD / Mello-Roos special tax; confirm the assessment and dues on the specific parcel. See the new-construction section below for current builders and pricing.
College Park — a newer master-planned community in the city’s northwest near Chaffey College’s Chino campus, also HOA-governed with newer product.
Central and “Old Town” Chino — the historic grid around Central Avenue and Riverside Drive, ranch and mid-century homes on larger flat lots, generally at or below the citywide median, typically without an HOA or CFD.
Preserve-adjacent tracts — a mix of 1980s to 2000s tracts between the old core and the new master plan, along the Eucalyptus and Pine corridors.
Verify a property’s tract, every CFD/special-tax line on the tax bill, HOA dues, and school assignment individually, and ask Itzel for a current MLS comparison for the streets you’re considering.
Market data changes frequently and may reflect active listings, closed sales, or automated valuation estimates depending on the source. Buyers and sellers should verify current availability, boundaries, HOA rules, schools, taxes, commute times, and property-specific condition with an agent and the appropriate public agencies.
New Homes in Chino

| Homestead | Beazer Homes | Now selling | High $800,000s | 2,256–2,978 | 3–5 bd / 2.5–4 ba |
| Heritage | Century Communities | Final opportunity | Low $1,000,000s | 2,726–3,346 | 5 bd / 3–4.5 ba |
Buying a new-construction home works differently from buying a resale: builder pricing moves in phases, lots carry premiums, upgrades are priced separately at the design center, California’s solar requirement is sometimes quoted outside the base price, and homes at The Preserve generally carry an HOA and a CFD / Mello-Roos assessment on top of property tax. Confirm current pricing, availability, HOA, and CFD details with the builder before writing an offer. The builder’s model-home staff represent the builder; register with your own agent before your first visit. In the typical structure the builder pays the buyer’s agent commission either way — confirm this in writing for the specific community — so having Itzel represent you generally costs you nothing and means someone reviews the builder’s contract, tracks phase timing and incentives, and arranges an independent inspection of the finished home.
